Following collaboration with local architects, contractors, subcontractors, the City of Springfield, and the State of Missouri; Davis Properties purchased and began renovations to the former SOLO Cup property in 2006. Transforming the existing 1950’s rail-based distribution and manufacturing center into a modern mixed-use facility required extensive modifications. The aging manufacturing complex posed multiple challenges to be utilized for modern warehousing, distribution and industrial use and was in danger of becoming a blighted center city property.
Truck and/or loading dock access for multiple tenants were not originally provided throughout the existing 80-acre complex. Throughout multiple phases interior roads and loading dock paving areas were added along with 99 new loading docks/door and drive in door entrances and 657 vehicular parking spaces for interior circulation and on-site parking. Over 40 projects totaling over $23,000,000 have been completed on the facility, the last being the addition of a 205,000 square foot warehouse on the easternmost side of the property.
The new 205,000 square foot warehouse features 32’ clear height storage and ESFR sprinkler systems to align with the current trends in warehousing and distribution. The space also has 100% LED lighting, modern HVAC and plumbing fixtures to keep with current energy usage trends and features a 10’ – 0” tall precast concrete perimeter wall around the entire building for enhanced durability and to increase the lifespan of the building. An 8,000 square foot office building was also constructed to prevent wasted cubic foot storage space in the warehouse area to maximize the building storage footprint.
